Our Rooms

This romantic little self-catering house sits within the core of the medieval Leith Conservation Area. It has been designed with meticulous detail, with early eighteenth century style interiors combined with a Scandinavian influence of calming colours and simple, relaxed living. The 3-storey house has been designed upside down with the living areas on the top floor and the bedrooms on the lower, levels adding to the uniqueness of this property. It is beautifully finished with a touch of luxury and comfort; under floor heating, antique furniture and to the careful consideration given to the beds, linen and other furnishings.

 
 
 

 

Double Room

The main double bedroom on the first floor has a painted cast iron half-tester bed with a contemporary canopy set against a calming blue wall. The room has a rustic wardrobe and small antique dressing table. The restful feel of this period style room is the prefect sanctuary to unwind after exploring the bustle of Leith and soaking up the city atmosphere


Twin Bedroom

This room also has a wooden panelled en-suite WC with walk-in shower.This bright and airy twin bedroom on the ground floor has two elegant Victorian brass beds, a chest on frame, and a cheval mirror.  It has timber lined shower room and a large closet.  


Alcove Bedroom

A timber lined box bed has been created in the third bedroom.  Although a double bed, everyone, children in particular, love this perfect little snug.  There are old samplers on the Indian yellow walls, a comfortable chair for reading and a large closet. 


Living Room

The living area is at the top of the house where you can enjoy the most of the natural daylight. The vaulted ceiling, the grey painted panelling and the open fire create an elegant period atmosphere. 


The Kitchen & Utility

Simple and practical, the kitchen is fully equipped with hob and oven, microwave, fridge and dishwasher, coffee machine and a toaster.  A separate good size utility room on the ground floor has a washing machine, a sink and a second fridge. This is an ideal place to store your luggage and buggies without cluttering your living space.


Bathrooms

There are two bathrooms in the house, the en-suite shower room on the ground floor and a timber lined bathroom on the first floor.  This main bathroom has a free standing cast iron bath with a hand shower and traditional Victorian sink.


Garden

Our south facing walled garden, inspired by the romantic gardens of the Italian Renaissance, is a hidden paradise in the middle of Leith. With parterres, pleached hornbeams, roses and seasonal flowers it is the perfect setting to enjoy a drink, alfresco supper or to escape to the summer house with your favourite book.


The Courtyard

The Pavilion is an ideal alternative to a boutique style hotel, where you can enjoy the space and privacy with your family and friends in an unusual and unique setting. There is certainly no compromise on luxury and quality and being only footsteps away from an array of Michelin star restaurants, eateries and bars makes this the perfect place for a romantic getaway or special gathering.
